10 Must-Have Features for a Real Estate Website That Sells

By The Darklight Team

Home buyers spend weeks researching online before they visit a site. By the time they call you, they've already compared your project with three others — mostly on their phones. Your website is where that decision is made.

Here are the 10 features every builder, developer and broker website needs in 2026.

1. A fast, mobile-first design

Most property searches happen on mobile, often on patchy connections. Compress images, use lazy loading and keep the key details — location, configuration, price range and a call button — visible without scrolling.

2. Clear project pages

Each project needs its own page with configuration (2/3/4 BHK), carpet area, price range or "price on request", possession date, location and amenities. One project per page also helps each one rank on Google.

3. Floor plans and unit layouts

Buyers want to imagine living there. Show every unit type with dimensions, carpet area and orientation. Interactive or downloadable floor plans get far more engagement than a single brochure PDF.

4. RERA registration details

Under the Real Estate (Regulation and Development) Act, 2016, registered projects must show their RERA registration number and the regulator's website when advertised. Display the Gujarat RERA (GujRERA) number on every project page — it's a legal requirement and a strong trust signal. Confirm exact wording with your legal adviser.

5. High-quality visuals and virtual tours

Real photos of the site, sample flat and neighbourhood, plus 3D walkthroughs or 360° tours. Update construction progress photos every month; buyers in under-construction projects look for them.

6. Location map and connectivity

Embed Google Maps and list distances to schools, hospitals, malls, railway station and highways. For Vadodara, mention landmarks buyers actually ask about: Vadodara Expressway access, nearby schools, IT parks or industrial areas.

7. EMI and budget calculator

A simple EMI calculator keeps visitors on the page longer and helps them self-qualify. Link it to an enquiry form: "Get the exact price for this unit".

8. WhatsApp and click-to-call everywhere

Indian buyers prefer WhatsApp. Add a sticky WhatsApp button and click-to-call on every page, and send an automatic reply with the brochure, price sheet and a site-visit booking link the moment someone enquires.

9. Lead forms connected to a CRM

Every form, call and WhatsApp enquiry should land in one CRM with the source (Google, Facebook, website) recorded. That shows which channel brings real site visits, not just leads, and stops enquiries getting lost in personal phones.

10. SEO-ready structure

  • Separate pages per project and per location ("3 BHK flats in Gotri")
  • Unique titles and descriptions per page
  • Schema markup for your organisation and listings
  • A blog answering buyer questions: stamp duty, home loans, area guides

Bonus: trust builders

Past completed projects with photos, years in business, awards, bank approvals for home loans, and video testimonials from residents.

FAQ

Frequently asked questions

A separate microsite works well for ad campaigns on large projects. For SEO, a strong main website with one page per project is usually better.

Showing a price range builds trust and filters serious buyers. Exact prices can be shared on request.
